Cancellation Policy

Holding Deposit


For the following properties, we collect a Holding Deposit.

- Glasgow, Clifton & Stewart House
- Leeds, Asa Briggs House
- Sheffield, Sharman Court
- Southampton, Hampton Square, 


For our properties in England, we ask for a non-refundable holding deposit of £100 to allocate you a room. Unfortunately, we cannot refund the holding deposit under any circumstances. When you move in your holding deposit will turn into a damage deposit and will be [returned at the end of your license minus any damages]. You will be required to top up the holding deposit before moving in to a deposit of up to £250. Capitol Students protects your deposit using a government-authorized deposit protection scheme.

For our properties in Scotland, we take a non-refundable holding deposit to allocate you a room. The warranty is protected by Letting Protection Service Scotland. Please click contact for further information. 


Advance Rent


For the following properties, we collect an Advance Rent.

- Bristol - Culver House, Transom House
- Huddersfield – Firth Point, Saw Mill, Snow Island
- London – Bernard Myers House, Sunlight Apartments
- Plymouth – Alexandra Works, Central Point, Discovery Heights, St Teresa House, St Thomas Court
- Sheffield – Central Quay

For our properties in England, we ask for an advance rent payment of £100 to allocate you a room. This will be deducted from the first installment or price which is due 12 days before the tenancy start date.

Guarantor Information

For the following properties,

- Leeds - Asa Briggs House
- Huddersfield – Firth Point, Saw Mill, Snow Island
- London – Bernard Myers House, Sunlight Apartments
- Plymouth – Alexandra Works, Central Point, Discovery Heights, St Teresa House, St Thomas Court
- Sheffield - Sharman Court
- Southampton - Hampton Square
- Sheffield – Central Quay


If you want to pay your rent in installments, you’ll need a guarantor. This is someone willing to sign a contract saying they’ll pay your rent if you fail to do so. Your guarantor cannot be another student or a government.

If you do not have a guarantor then you’ll need to pay your rent for the whole Agreement in advance.


For the following properties,

- Edinburgh - Westfield, Gorgie
- Glasgow - Clifton & Stewart House
 

If you want to pay your rent in installments, you’ll need a UK-based guarantor. This is someone who lives and works in the UK and is willing to sign a contract saying they’ll pay your rent if you fail to do so. Your guarantor cannot be another student or a government.

If you do not have a guarantor then you’ll need to pay your rent for the whole Agreement in advance.

If you are a resident of the following properties, you are required to pay a Holding Deposit to secure your booking,
• Leeds - Asa Briggs House
• Sheffield - Sharman Court
• Southampton - Hampton Square

Once you have paid your Holding Deposit and you have been allocated a room, then should you decide to cancel then the Holding Deposit is non-refundable. If you have paid the holding deposit and the license agreement has been accepted by both parties then you will be held to the terms of the license until a replacement licensee is found. If you rebook a room for a subsequent year and your deposit is carried forward, and then you decide to cancel this booking then the deposit will be withheld.

If you are a resident of the following properties, you are required to pay Advance Rent to secure your booking,
• Bristol - Culver House, Transom House
• Huddersfield – Firth Point, Saw Mill, Snow Island
• London – Bernard Myers House, Sunlight Apartments
• Plymouth – Alexandra Works, Central Point, Discovery Heights, St Teresa House, St Thomas Court
• Sheffield – Central Quay

Once you have paid your Advance Rent and you have been allocated a room, then should you decide to cancel then the amount equal to the lesser of
(i) the Advance Rent and
(ii) the amount equivalent to one week’s Licence Fee is non-refundable.
If you have paid the Advance Rent and the license agreement has been accepted by both parties then you will be held to the terms of the license until a replacement licensee is found.

If you are a resident of the following properties, you are required to pay a Holding Deposit to secure your booking,
• Glasgow – Clifton & Stewart House
• Edinburgh – Gorgie, Westfield

Once you have paid your Holding Deposit and you have been allocated a room, should you then decide to cancel prior to the start of the license period, you will be entitled to a full refund of the Holding Deposit. If you decide to cancel after the start of your license period, then you will be held to the terms of your license agreement. The deposit can be used to cover any outstanding
rent in these circumstances.

Guarantor

Do You Need Guarantor?
Without a UK rental guarantor, most landlords and agents will require you to pay the full year’s rent upfront. We have partnered with Housing Hand who can provide you with a certificate of rental guarantee.
However, there some of our student accommodation do not need a UK based guarantor in order for students to pay their rent in instalments, to know more kindly get in touch with our team and we will be happy to assist you with these properties.
