Do You Need Guarantor?
Without a UK rental guarantor, most landlords and agents will require you to pay the full year’s rent upfront. We have partnered with Housing Hand who can provide you with a certificate of rental guarantee.

Yes, you can request a change in your move-in date by filling out a form available at the front desk.
You can cancel within 14 days of signing your tenancy agreement for a full deposit refund. After 14 days, cancellations are allowed under specific conditions like visa denial or failing entry requirements. More details can be found in our cancellation policy.

Yes, there is a holding deposit of £250 or less. This deposit will be converted into a refundable damage deposit when your tenancy begins. All deposits are registered with My Deposit Scheme, a government-accredited Tenancy Deposit Protection provider. The deposit will be refunded after you vacate the room, minus any charges for damages.


 
A UK-based guarantor is only required if you want to pay your rent in instalments. If you don't have a UK guarantor, you'll need to pay the full year’s rent upfront when you apply.
Payments can be made via Recurring Card, Direct Debit, or Bank Transfer. We do not accept cash or cheques.
Qualifying full-time students are exempt from paying Council Tax. You must provide a council tax exemption certificate from your university.
